Since he was old enough to wield a hammer, Scott Ryan was working with his hands – building, fixing, and creating. When he and Joalice met during college in Charleston, Illinois in 1992 she was working towards a degree in occupational hand therapy – healing, fixing, and creating hope for her patients. Their future paths seemed to go hand in hand.
As a general contractor, Scott successfully renovated, designed or built more than 300 homes in the Chicago area after starting his own general contracting company in 2004. Joalice also realized her goals by establishing a state of the art hand therapy practice and together they excelled and were living a great life. But something was missing and that was 300 + annual days of sunshine. So… in 2014 after a family meeting that involved geographic spreadsheets and much discussion, the decision was made to sell both of their businesses and to caravan with two sets of in-laws, two kids and two dogs to the spectacular Valley of the Sun. Charleston Properties, LLC was created in 2014 in Arizona and named for their college town.
Scott and Joalice are the heart of Charleston Properties, LLC, bringing the natural warmth of their Midwestern sensibilities to the luxury markets of Metro Phoenix, Scottsdale and Paradise Valley. In nurturing a symbiotic family business, Joalice is a dynamo who not only works with the design and staging of each home, but is also a licensed real estate agent with Realty One Homes and has sold over $20 million worth of properties.

Our Company
We offer many services to our clients including the obvious of ground up new construction and the renovation of existing customer’s properties. What sets us apart from others is the wide range of expertise we offer. We work with clients from the start to finish – assisting them in selling their existing property right through the move in process of their new home and everything in between no matter how big or small. Some of the unique things we do for our clients include:
- Updating, repairs, renovations and staging of existing properties to maximize their sales price.
- The ability to consult buyers on the purchase of a new property when they have the intent of remodeling it immediately. After years of practice Joalice has gotten pretty good at estimating most construction projects on the spot for her clients – allowing them the ability to make informed decisions. On major projects both Scott and Joalice will accompany the clients on showings to give them an accurate idea of what the costs may be on a target property no matter if it’s a major remodel to a full tear down and new build.
- We have access to some of the best contractors and trades people in the industry and considering the amount of work we all do together they are very responsive to our client’s needs and budgets. We take the worry out of our customer’s home inspections and punch lists and just make it happen.
- Design and staging is included in our costs. After clients see the quality of work we do on our own projects and the skill and effort we put into it the whole design / build process of a new home will feel less daunting. The realistic process of finding a lot, designing, permitting and then building a house is an 18-24 month process. The fact that we remain friends with our clients is a testament to our quality and integrity.
- We always pride ourselves on building for quality but designing within a budget. Being investors ourselves we realize the importance of balancing incredible design and features with realistic budgets. Having a realtor that isn’t just trying to sell you the most expensive house you can afford and a general contractor that doesn’t want to spend all of your money is always appreciated by our customers.
