Selecting A Lot To Build Your Custom Home

Buying or building a home is probably one of the largest financial investment you’ll make.  If you decide to build your dream home, selecting the ideal lot for the type of home you want is equally as important as the design and layout of the house.  There are a number of considerations to keep in mind when selecting the lot size and location.

The first decision obviously is deciding on the general area where you wish to live.  How far is your commute going to be to your work, school, shopping and other amenities.  In Arizona, we obviously need to consider “desert living,” especially if the lot is located in a secluded area accessible by dirt roads surrounded by washes.  Wildlife and seasonal hazards such as monsoon and wildfire seasons are not be taken lightly.  Lots in more populated areas tend to be smaller, pricier but closer to your frequent destinations.

The next step is to narrow your options down to a more specific subdivision or neighborhood.  You may be able to first choose your desired neighborhood and then inquire what lots are available, or the availability of a lot you want will determine in which neighborhood you will build your home.

Following are questions you should be prepared to answer once you have decided on the general vicinity:

What size lot do you want and how much privacy is important to you?  Are you okay with neighbors bordering your lot on all three sides of your home?   Corner lots often offer larger backyards backing to a wash or desert and have generally less traffic and noise.  Larger lots offer more privacy but require more maintenance and cost to landscape it.

The orientation of the lot and house is also very important in Arizona.  Backyards facing west have full afternoon sun exposure in the afternoon and are generally very hot thus less used in the summer.  Likewise, afternoon sun exposed windows tend to increase indoor temperatures and require more cooling.

Become familiar with the zoning laws that apply to your lot.  What are the requirements and restrictions, how much open space is mandated, minimum build size, setbacks and landscaping guidelines.  Don’t forget to ask or research soil conditions and preparation costs.  Hillside and sloped lots preparation will considerably increase the bottom line.

Inquire what utilities are available and ask for an estimate to connect to the available services which is determined by proximity and access to the property line.

Finally, find out if the neighborhood is governed by a HOA and learn its policies and guidelines.
